Since the changes to the Superannuation Act it is now possible to buy property into a Self Managed Superannuation Fund (SMSF). Quest Home Loans can find the perfect loan to achieve your investment goals.
The loan is secured against the investment property and servicing the loan with the rental income, as well as other income received or assets held by the SMSF.

The Structure Simplified

SMSF locates an investment property, pays a deposit and borrows the balance from the Lender.
The Property Trustee purchases the property and becomes the legal owner.
SMSF has a beneficial interest in the property.
The Lender lends to the SMSF. (The Lender has no recourse against the assets of the SMSF other than the security property purchased.)
SMSF can choose to purchase the following types of property:- residential -purchase from arm’s length vendor
- non-residential/non-specialised (commercial and rural purpose) -may be purchased for full value from related parties
SMSF can deal with property in “normal” day-to-day activities (e.g. lease, renovate, repair, sell)
Rents are paid directly to SMSF
When loan is paid out in full and mortgage broking discharged title MAY be transferred to SMSF.
